Natalie Ranker-Manchorova has been involved in the real estate valuation profession since 1993. In 1999, she founded Capital Region Appraisals in Harrisburg, PA. Recently, Capital Region Appraisals merged with Mid-Atlantic Valuation Group, where she now is the senior appraiser. She specializes in the valuation of commercial real estate. Assignments include those required for financing purposes, tax assessment appeals, expert testimony, investor acquisitions, condemnation, foreclosures, IRS charitable contributions, loan workout, and estate planning and settlement. Property types appraised span a wide variety and include apartment buildings, office buildings, retail facilities, industrial facilities, big-box retail, easements, and residential and commercial subdivisions.

In pursuit of her MAI designation, Mrs. Manchorova has completed all of the coursework and experience hours required, more than 75% of the total requirements for this designation.

After moving to the Harrisburg area and prior to her founding Capital Region Appraisals, Mrs. Manchorova was affiliated with The Appraisal Firm, Inc, Middletown, PA, where she obtained her general appraisal certification in 1997. Here, she appraised both residential and commercial real estate in central Pennsylvania. Assignments were similar to those noted previously.

Mrs. Manchorova began her appraisal career in 1993 with D.C. Perna & Assoc., Inc., Allentown, PA. At that time, she appraised residential properties within and around the Allentown area.

She has completed numerous real estate appraisal courses and related topics.

Mrs. Manchorova currently serves as Education Chair, Internal Audit Chair, and as a member of the board of directors for the Central Pennsylvania Chapter of the Appraisal Institute. She had also served as Vice Chairman of the Greater Harrisburg Board Realtors Appraisal Committee in 2002-2003
